A-02  /  Who builds them

Michael Platt, owner of MHP Homes, standing outdoors with his arms folded.

Michael Platt

Owner & Builder · MHP Homes

A civil engineer who builds the homes he draws.

Michael Platt runs MHP Homes out of Cedar City, where he also lives. He came to building from civil engineering — not the usual route, and the reason the same person draws the plan and puts up the house.

On most builds those are two different people, and the gap between them is where the surprises come from — the detail that worked on paper and not on site, the change nobody priced. Here there is no gap. A revision is made by the man who then has to build it, which keeps the plans honest and the answers fast.

MHP builds two things: twin homes in Old Farms, and custom single-family homes from the low $300,000s. On either one, the person making the call on your house is the person whose name is on the company — and he lives in the same town as the house.

Standard means
standard

The same finish list in every MHP home, twin or custom. In the house at the price on the sign — not an upgrade sheet you meet later.

02

Stainless gas appliances

Gas range, over-range microwave, dishwasher, and a side-by-side refrigerator with in-door water and ice.

03

Washer & dryer

04

Luxury vinyl plank

Wide-plank LVP through the living space and wet areas — warm underfoot, and it forgives boots and dogs.

Two-car attached garage

Insulated, finished, and attached. Not an option line, not a future pour.

06

No homeowners association

No dues, no architectural committee, no letter about the trailer in your driveway.

A-04  /  Twin homes

Twin homes
in Old Farms

One shared wall. Everything else is yours.

A twin home is a detached house that gave up one wall, and at $368,000 that trade buys back a great deal: four bedrooms and 1,600 square feet on a single floor, a two-car garage of your own, a walled yard of your own, and no association with an opinion about either.

Inside, the great room, kitchen and dining run together as one space, floored end to end in wide-plank luxury vinyl. The island is a full slab of quartz with a waterfall edge and seating for four. White shaker cabinetry, a stainless gas range, a walk-in pantry, a powder bath off the main hall, and a laundry room with the washer and dryer already in it.

The bedrooms sit back on their own side of the plan. A sliding door opens to the yard at the rear; out front, stone wainscot, gooseneck barn lights and a garage that fits two actual cars.

Old Farms sits on Cedar City's north end with irrigated pasture still running along its edge — five minutes to downtown and the I-15 interchange, ten to Southern Utah University.

A-05  /  Custom — 5174 Sagewood

5174 Sagewood

A dirt start, finished: single-level, on its own lot, with the valley out the dining room windows. This is what a custom build with MHP looks like at the end.

5174 Sagewood, a single-level stucco and stone custom home with a two-car garage, mountains rising behind it.

Same hand as the twin homes, more room to move. A covered porch on stone columns, a vaulted great room, and a kitchen built around a full-slab waterfall quartz island with black matte pendants over it. Stainless gas range, over-range microwave, dishwasher and side-by-side refrigerator. Wide-plank luxury vinyl throughout.

The dining room takes four windows on two walls, and what they frame is the reason to buy this lot rather than a lot in town: open ground, then the valley, then the mountains. There's a mudroom with a built-in bench off the garage, a covered patio at the back, and no stairs anywhere in the house.

AJ Griffin

Owner, Griffin Real Estate Team — sales for MHP Homes

AJ Griffin is a Southern Utah native, a BYU graduate, and a former school psychologist who also started and still owns businesses in property management and the service industry.

In 2025 he sold 53 homes as a solo agent — the top half of one percent of realtors nationwide. He assembled his team late that year, and Griffin Real Estate Team now operates statewide.

New construction is the specialty. He has partnered with builders across Utah to offer dirt-build custom construction in St. George, Cedar City, Utah County, and Park City — so he knows which builders finish what they promise. Running property management on the side means he has also been on the other side of a punch list, and he'll tell you when a home isn't the right one rather than talk you into it.
